Because the community is divided into separate plats, HOA fees, what’s included and even some of the neighborhood amenities can differ depending on where the home is located.

The shared recreation facilities are a definite plus. Residents have access to swimming, fitness, tennis, pickleball, bocce, shuffleboard, billiards and social activities, without the mandatory membership expenses associated with a country club.

I also like the West Delray Beach location. You’re close to Atlantic Avenue, shopping, restaurants, medical facilities and everyday conveniences, while Downtown Delray Beach and the beach are still an easy drive east.

For buyers looking for an established 55+ villa in Delray Beach at a more approachable price point, I think Delray Villas is a community worth considering.
