What I like about Regency at Avenir is that it gives buyers looking for newer 55+ construction a genuinely different option from the communities concentrated in Boynton Beach and Delray Beach.

For someone who wants to be in Palm Beach Gardens, this is especially significant. You’re getting newer Toll Brothers construction, all single-story homes, a beautiful private amenity center and a substantial recreational package with 4 tennis courts, 6 pickleball courts and 2 bocce courts.

I also like having two distinctly different home collections. A buyer who wants newer luxury construction doesn’t necessarily want or need 2,800 square feet. The Palms Collection gives buyers smaller options beginning around 1,883 square feet, while Tradewinds provides substantially larger residences for someone who doesn’t want to downsize quite as much.

Price is another consideration. There’s a significant difference between the starting prices of the two collections, and the final price of a new-construction home can climb quickly once you add homesite premiums, structural changes, design-center selections, outdoor living improvements and a pool.

For my buyers, I would compare Regency at Avenir not only with other Palm Beach Gardens communities, but also with Valencia Grand, Valencia del Mar and Cresswind Palm Beach at Westlake.
