What Buyers Should Know About West Palm Beach
One of the first things I encourage buyers to understand is that a West Palm Beach mailing address does not always mean the property is located within the City of West Palm Beach. The broader West Palm Beach area includes incorporated city neighborhoods as well as properties in unincorporated Palm Beach County, so taxes, municipal services and regulations can differ depending on the property’s actual location.
Within the city itself, buyers have some very different choices.
Downtown West Palm Beach offers high-rise and boutique condominium living close to Clematis Street, CityPlace and the waterfront. Just south of downtown, neighborhoods such as El Cid, Flamingo Park, Grandview Heights and the South of Southern area are known for established residential streets and distinctive architecture. Farther north, areas such as Northwood offer another mix of historic homes and neighborhood character. West Palm Beach currently has 18 locally designated historic districts, so buyers considering an older home should also determine whether historic-preservation requirements apply to the property.
Farther west, buyers will encounter more gated communities, golf neighborhoods, townhomes and larger residential developments, creating an entirely different experience from downtown or the historic neighborhoods near the Intracoastal.
For condo buyers, I would pay close attention to association finances, reserves, insurance, assessments and building maintenance. For older single-family homes, insurance-related items such as the roof, electrical system, plumbing and wind mitigation can be especially important.
