I also think the Community Center already being open matters. Buying into a new community sometimes means living through the awkward stage where the houses arrive before the lifestyle does. Valencia del Mar residents already have a place to work out, socialize, participate in activities and begin building the community while the larger clubhouse is underway.
For my buyers, I would still want to look carefully at the homesite, lot premium, structural options, design upgrades, HOA costs and final purchase price, rather than getting swept away by a beautifully decorated model home.
