Selling your home is a big decision, and having the right plan from the beginning can make a big difference in the outcome.

Pricing Your Home

One of the first things I do is prepare a Comparative Market Analysis (CMA) for your property.

I look at recent sales, homes currently for sale, pending properties, how long similar homes have been on the market, condition, upgrades, location and anything else that may affect how buyers will compare your home.

The goal is not simply to choose the highest possible asking price. It is to position the home so buyers see the value and we have the best opportunity to generate a strong offer.

Preparing Your Home

You do not necessarily need to renovate your home before putting it on the market.

Sometimes a fresh coat of paint, decluttering, removing excess furniture or taking care of a few small repairs can make a noticeable difference. Other times, spending thousands of dollars on renovations shortly before selling may not give you enough return to justify the expense.

Before you start spending money, I would rather walk through the home with you and decide what is worth doing and what we can leave alone.

Getting the Home Ready for Showings

Once the home is on the market, we want buyers to be able to picture themselves living there.

A clean, uncluttered home with good lighting and easy showing access gives us the best opportunity to make a strong first impression.

I also recommend that sellers leave during showings whenever possible. Buyers are generally more comfortable taking their time, talking openly and imagining the home as their own when the seller is not present.

How I Market Your Home

Great marketing begins with how your home is presented.

Depending on the property, my marketing may include:

  • Professional real estate photography
  • Video or virtual tours
  • Drone photography when appropriate
  • Exposure through the MLS
  • Distribution to major real estate websites
  • Social media marketing
  • Email marketing
  • Promotion to other real estate professionals
  • Open houses when they make sense for the property
  • Ongoing review of buyer and agent feedback

But marketing is not only about getting people to look at the listing.

I also watch how buyers are responding once the home reaches the market. Showing activity, feedback, competing listings and changes in the local market can tell us whether our strategy is working or whether something needs to be adjusted.

The highest offer is not always automatically the best offer.

When an offer comes in, I help you look at the entire picture, including:
