Timbercreek has a very different feel from many of Boca Raton’s newer master-planned communities. With only 311 homes, established landscaping and larger lots, it feels more like a traditional residential neighborhood than a resort-style community.

Homes were primarily built beginning in the late 1970s, so buyers will find considerable variation in renovation level. Some properties retain more original features, while others have been extensively remodeled or rebuilt with modern finishes, impact glass, newer roofs and updated outdoor living areas.

Community recreation is intentionally simple, with two lakefront parks, a basketball court, children’s playground, gazebo and picnic areas rather than a large clubhouse or country club.

What I like most about Timbercreek is the location.

Unlike the West Boca communities we’ve been discussing, Timbercreek sits in a much more central part of Boca Raton, east of St. Andrews Boulevard between Glades Road and Yamato Road. You are close to shopping and restaurants, Town Center at Boca Raton and I-95, while still living in a quiet residential neighborhood with mature trees and larger yards.

I also like that Timbercreek does not try to be a resort community. For a buyer who wants a single-family home, a traditional neighborhood setting and some breathing room without paying for a clubhouse full of amenities they may never use, that simplicity can actually be a benefit.

The age of the homes does mean I would pay close attention to renovations and major systems when comparing properties. Two Timbercreek homes can have very different levels of updating, and that should be reflected in both condition and value.
